11,000 square-foot, two-story office building.  Structural frame is a combination of exposed open-web steel joists, steel beams and glulam beams.  Lateral forces are resisted by plywood shearwalls and cantilevered concrete wall piers along the first floor at the front of the building.  Designed in 2008.
