6-story 60,364 square-foot mixed-use building in Seattle for City Investors XV LLC.  Conventional wood framed I-joist construction with metal plate-connected roof trusses and post-tensioned slabs at the base structure.    Cantilevered shoring piles were used to brace the excavation while protecting critical underground utilities under the sidewalks.
